Formerly used by GM Vauxhall to store vehicles, the site had long been inaccessible and underused.  In 2013, Redrow Homes, together with JTP, initiated a community-led masterplanning process to transform this redundant industrial land into a thriving new rural settlement. The vision for Caddington Woods was shaped through an extensive co-design process — including a two-day Community Planning Weekend in April 2013 — where local residents, stakeholders and design teams worked together to explore how the site could meet local housing needs while enhancing the surrounding Green Belt landscape.  The resulting masterplan delivered 325 new homes, with 30% affordable housing, carefully arranged in two village-style hamlets that respect the rural setting and local settlement pattern. The development features a wide range of house types and tenures to create a balanced and inclusive community.  A key element of the vision was to integrate Caddington Woods with the wider area. The scheme upgraded the local public footpath network to link the new homes to neighbouring villages, the guided busway, and existing community infrastructure, encouraging sustainable travel and connectivity.  Green space is central to the project — 35 acres of woodland and open amenity land have been retained and enhanced for public use. Stewardship of these spaces is ensured through the Caddington and Slip End (CaSE) Community Trust, established in 2017 by Vauxhall Motors and Redrow Homes. The Trust was endowed with 46 homes within the development, generating long-term revenue to fund:  Maintenance of public open spaces and woodlands  A bespoke bus service, providing free and discounted travel for residents  Community development initiatives and events  Management and running of the new community centre and other local facilities  Our Role  CSS (then named MPCS) played a key role in setting up the Trust’s governance, appointing the housing management team, overseeing the delivery and handover of community infrastructure, and commissioning sustainable local transport services.  Caddington Woods has become a model for how community stewardship, resident participation, and thoughtful design can unlock the potential of underused sites to deliver sustainable growth while protecting and enhancing the countryside.  Project gallery  Find out more about the CASE Community Trust

Set across over 200 hectares, it will deliver nearly 1,950 new homes, including 16% affordable housing, alongside a retirement village, care home, primary school, local centre, and employment land.  More than 50% of the site is dedicated to green infrastructure—parks, play areas, cricket pavilion, sports pitches, allotments, and natural woodland areas—all designed to reflect local heritage and create a sustainable, village-like environment.  1,950 homes: including a retirement village (approx. 175 units) and a 70-bed care home   Employment hub: over 15 hectares of land designated for jobs   Primary school, local centre (supermarket, café, community facilities), allotments and community garden, sports pitches, woodland trails, cycleways and footpaths   Built in Georgian and Victorian-style architecture, mirroring Charnwood’s historic villages, with tree-lined avenues and village greens   Over 500 trees planted so far, with thousands more to be planted across nearly 12 hectares of woodland planting—supporting better air quality and local biodiversity; features include swift bricks and hedgehog highways for wildlife Supported by modern sustainability measures: EV charging, solar panels as standard, an e-bike hire scheme, car free pedestrian zones and investment in local bus services.  Our Role   CSS was appointed in January 2023 to establish the Broadnook Community Trust, a charitable stewardship and placemaking vehicle created by Davidsons and Cora Homes. The Trust is intended to own and manage the community assets and public realm, reinforcing the long-term community ethos of the village.  Mark and the CSS team have been pivotal in developing and implementing the governance framework, including:  Board structure and trustee recruitment, induction and assimilation  Business plan development   Development of marketing and branding including website, social media, and a welcome handbook   Conveyancing support: establishing service charge schedules and transfer documents  Monitoring and enforcement of restrictive covenants  Launching a community development strategy, including an  electric bike hire scheme  The site currently has around thirty occupied homes, and the community trust is entering its second year of implementation.
